The facility will contain two commercial units, 102 residential units, and two levels of underground parking. Landscaping elements include green plaza space and a roof deck. The design concept is well articulated on all four faces of the building with generous setbacks on the residential upper floors from the street-front retail. The contemporary design provides a major upgrade to the street presence, implementing urban design principles – terracing, day lighting and use of balcony. With a vibrant and pedestrian-friendly streetscape, use of the local transit service is supported, and promotes this pillar of sustainability.

This space is designed to allow for a strip of trees, a sidewalk, restaurant patios, retail displays, outdoor commercial facilities, and is flexible for other purposes like seating areas, water features, landscaping and pedestrian amenities.

Patios in front of the ground floor units have potential for a richly designed semi-private realm at the stage of detailed landscaping, with the architectural detailing reviewed provides appropriate transitions between the street and
